I am a Houston real estate agent. Memorial Villages, River Oaks, West University Place, Bellaire, The Heights and the neighborhoods around them are where I work and where most of my business comes from. Houston has been home for the past nineteen years. I know these neighborhoods — the blocks, the pricing, and what actually moves a buyer here. I am also a global agent, and that background makes me better at the work I do.
Real estate has been part of my life since I was young, through my family's business overseas. My own career in international public relations and services took me through dozens of countries, and I have bought and sold property across borders. As a Certified International Property Specialist, I work with buyers relocating to Houston from abroad and with Houston clients purchasing overseas, and I know how to coordinate a cross-border transaction so nothing gets lost between two sets of rules.
I also studied interior design, and I still think like a designer. When I take a listing, I walk it the way a designer walks a space: what to keep, what to edit, what to light differently, which small investment returns the most at the closing table. My sellers get that perspective built into the representation, so the house goes to market presented the way buyers at this price point expect to see it.
I am fluent in Spanish and conversational in Italian. I hold the RENE, CIPS, and ALHS designations, and I serve on the Houston Association of REALTORS Global Advisory Board.
Pricing grounded in current HAR market data, a design-informed plan to get the home market-ready, professional marketing, and a negotiation strategy set before the first showing.
Access to the full inventory, including quiet and off-market opportunities, a candid read on what a home is actually worth, and an advocate who will tell you when to walk away.
Every term is negotiable, not only price. Option periods, repairs, timelines, leasebacks, and closing costs are where transactions are won and lost.
An interior designer's assessment of your home before it goes to market, with recommendations prioritized by return rather than by taste.
Contract to close, managed closely. Deadlines tracked, lender and title kept moving, surprises surfaced early while there is still time to solve them.
Spanish-fluent representation, working relationships with brokers abroad, and firsthand experience guiding clients moving between countries.
RENE, Real Estate Negotiation Expert: CIPS, Certified International Property Specialist : ALHS, Accredited Luxury Home Specialist
I am a Certified International Property specialist. I also serve on the Houston Association of REALTORS Global Advisory Board and take part in HAR's international listings program, which connects Houston properties to buyers abroad and brings international inventory to Houston clients.
I maintain working relationships with brokerages in Europe and South America. For clients buying or selling across borders, that network is the difference between being handed a referral and being properly represented.
The luxury tier is not simply the top of the same market, it is a different one. There are fewer buyers, they are more private, and a good number of them are never searching publicly at all. Comparable sales get thin at these price points, so pricing becomes a matter of judgment rather than arithmetic, and a home has to be presented to someone who has already seen a great deal. The ALHS training covers that ground: valuation where the comps run out, marketing that reaches buyers who are not browsing listing portals, and discretion maintained from the first private showing through to closing. In West University Place, Bellaire, and the Memorial Villages, where a single street can hold three very different price stories, that distinction matters. I pair it with an interior designer's eye for what a property needs before it is ever photographed.
Price is the term everyone watches, and it is rarely the one that decides the outcome. Option periods, repair credits, closing timelines, leasebacks, and who pays what at the table all move, and a seller who holds firm on price while conceding everywhere else has not actually won anything. The RENE training approaches negotiation as a discipline rather than an instinct: reading the other side's real position and motivation, recognizing the style you are working against and adjusting to it, and deciding in advance which terms are tradable and which are not. Houston's close-in market swings between multiple offers in a weekend and ninety days of quiet, sometimes on the same block, and each condition calls for a different posture. I set that strategy with my clients before the first showing, not in the hour a contract lands.
